The Health and Safety at Work Act 1974, section 3, states that the landlord or nominated person is responsible for the people they don’t necessarily employ as well as those they do. As a tenant residing in a commercial property, there are certain responsibilities you should be aware of under Workplace Regulations 1992. Under this act, tenants are responsible for keeping their workplace safe and in good working order for themselves and others, during the installation and maintenance of industrial doors.

They also have a responsibility for keeping anyone not employed by the company safe. If they are to spot anything dangerous or notice any faults they are to report it to a responsible member of staff immediately.
